Behind the Scenes
Selective demolition activities included removal of existing carpet and wooden stair elements, along with the demolition, relocation, and modification of existing hydronic piping and wall-base heating units within the project area. These tasks were carefully sequenced to maintain system continuity where required and to prepare the space for new mechanical installations.
The mechanical scope was delivered under a design-build approach. Due to the absence of reliable as-built drawings and limited access to the site during the pre-bid phase, the final mechanical design required development after contract award. During the post-award investigation and field verification process, load calculations were performed to determine the appropriate heating and cooling capacity for the space. These calculations ultimately identified the need for two univent units rather than the initially anticipated configuration, including one larger unit to meet the required capacity and maintain adequate indoor environmental conditions.
To align with the school’s operational schedule and minimize disruption to occupants, the MEP rough-in phase was accelerated. This work was closely coordinated among multiple project partners, including MDP (mechanical design), Tryg (mechanical contractor), Task Electric (electrical contractor), and DPS representatives. Installation activities included routing of mechanical, electrical, and plumbing infrastructure required to support the new univent systems. Controlled core drilling was necessary to accommodate piping and conduit penetrations; this work was performed under strict procedures due to the presence of asbestos-containing materials in portions of the building.
Following completion of the MEP rough-in, architectural finishes were installed to restore the space. This scope included construction of a pony wall to accommodate mechanical distribution and conceal services, application of new interior paint finishes, installation of new carpet flooring, and replacement of base trim.
Because the univent units were long-lead items, temporary heating and cooling solutions were implemented to maintain acceptable environmental conditions in the interim. All mechanical and equipment submittals were reviewed and approved through the DPS Quality Control process prior to procurement and installation.
Project punch walks were conducted with DPS representatives and the design team to verify installation quality and identify any outstanding items requiring correction. Final installation of the permanent univent units will occur upon delivery, which is anticipated in mid-October. This work will be scheduled outside of regular school hours to avoid disruption to building occupants and school operations.
